Increase your home's footprint: Additions in CA

Todd Sarkisian is Certified Remodeler and Certified Kitchen and Bath Remodeler through the National Association of the Remodeling Industry. He brings his quarter century of experience to bear when undertaking an addition.

An addition is a hybrid that joins a totally new home structure to an existing one. When done properly, a passer-by shouldn't be able to tell where the new began and the old left off. The new addition should be a seamless integration of the two.

Using a design/build approach, or working directly with a homeowner's architect, Sunset Remodeling integrates the addition into the existing home's floor plan and structure. The added space can change the traffic flow of the older space, and so, sometimes, the older space needs changes also. A hybrid project needs a contractor with the skill sets of a custom home builder and an experienced remodeler.

Adding space in the form of an addition is a popular remodel. Home additions come in two varieties: those that go up, and those that go out. When space, lot size, zoning restrictions, and cost are an issue, or when it's an aesthetic choice, a second or even a third story addition is just what the doctor ordered.

When you are not limited to your home's current foot print, when you can extend the perimeter of your home outside the space it now occupies without violating zoning and setback restrictions, then adding out is definitely the addition for you. Regardless whether you need an addition for a family room, new master suite, an in-law suite, a home office, or an extra bathroom, increasing your home's size also adds value to your home.

The Design-Build Remodeling Process

Sunset Remodeling works on a two-contract system. The first contract is a Design/Build Pre-construction Services Agreement that leads into the second contract, which is the Construction Contract.

The Design/Build Pre-construction Services Agreement is a three-step process that was developed to to bring the homeowner's expectations, the contractor's expectations and the budget to all meet at the same point.

Step 1: Drawing the Plans. First we draw the existing conditions, then draw what we have heard our clients express in our initial meeting. The homeowners review and edit and the plans are adjusted as needed.

Step 2: Scope of Work: This is the crux of the process, where the details of the project are clearly stated. By detailing the work, putting it in writing, it is the opportunity to be sure what the homeowners have expressed is understood.

Step 3: Developing the budget based on Step 1 and Step 2. After the budget is reviewed by the homeowner, the homeowners may make adjustments in the Scope of Work. If this occurs, then Step 3 is redone.

Once a budget is acceptable, the Construction Contract is signed, and work begins.

Insurance

Pursuant to California Business & Professions Code, home improvement contractors must provide a notice and disclose whether or not they carry commercial general liability insurance.

Did your contractor tell you if he carries commercial general liability insurance?

Home improvement contractors in California are required by law to tell you whether or not they carry commercial general liability insurance. A notice concerning commercial general liability insurance is attached to the contract; it must state whether your contractor carries insurance or not.

What does this insurance cover?

Commercial general liability insurance can protect against third-party bodily injury and accidental propery damage. It is not intended to cover the work the contractor performs.

Is this insurance required?

Not in California, but the Contractors State License Board strongly recommends that all contractors carry it. The Board cautions you to evaluate the risk to your family and property when you hire a contractor who is not insured. Ask yourself, if something went wrong, would this contractor be able to cover losses ordinarily covered by insurance.

How can you make sure the contractor is insured?

If he is insured, your contractor is required to provide you with the name and telephone number of the insurance company. Check with the insurance company to verify that the contractor's insurance will cover your project.

EPA Lead-Safe

Beginning April 22, 2010, federal law requires that contractors performing renovation, repair and painting projects that disturb more than six square feet of paint in homes, child care facilities, and schools built before 1978 must be certified and trained to follow specific work practices to prevent lead contamination.

Protect your family and make sure you only hire a contractor who is in a Lead-Safe Certified Firm. Sunset Remodeling is a EPA Lead-Safe Certified firm. 

Health effects of lead

Childhood lead poisoning remains a major environmental health problem in the United States.

People can get lead in their body if they:

  • Put their hands or other objects covered with lead dust in their mouths.>
  • Eat paint chips or soil that contains lead.
  • Breathe in lead dust, especially during renovations that disturb painted surfaces.

Lead is more dangerous to children because:

  • Babies and young children often put their hands and other objects in their mouths. These objects can have lead dust on them.
  • Children's growing bodies absorb more lead.
  • Children's brains and nervous systems are more sensitive to the damaging effects of lead.

If not detected early, children with high levels of lead in their bodies can suffer from:

  • Damage to the brain and nervous system
  • Behavior and learning problems, such as hyperactivity
  • Slowed growth
  • Hearing problems
  • Headaches

Lead is also harmful to adults. Adults can suffer from:

  • Reproductive problems (in both men and women)
  • High blood pressure and hypertension
  • Nerve disorders
  • Memory and concentration problems
  • Muscle and joint pain
